Applicant Requirements
Estate agency sales negotiators work both with clients who want to sell land or property and with those who want to buy it. Many are also involved in leasing and managing properties on behalf of clients.
The focus of the role involves two main tasks:
- valuation, which involves looking at the property's condition, comparing this to others in the area and applying local, market knowledge;
- negotiation, which takes place between prospective purchasers and the vendor, with the aim of achieving the best sale price.
- Estate agency sales negotiators also liaise with banks, notary offices, property offices and other estate agents during transactions.
Description of Environment
Mongolian Properties was founded in early 2002 to meet the growing needs of the foreign and domestic clients searching for the rental and purchase of properties in Mongolia. While the firm is primarily engaged in assisting clients in UB we have also been active in assisting firms with their searches outside of the capital city.
Mongolian Properties was founded by Asia Pacific Investment Partners, an Investment and Advisory firm active in Mongolia as well as other emerging markets in Asia and beyond. The company is registered as a foreign invested company and has both foreign and Mongolian management. The company publishes the Mongolian Real estate guide on a quarterly basis, the nations only English language publication related to real estate.
The company works closely with overseas relocation companies and primarily caters to large organizations with housing needs. Mongolian Properties assists with all types of property transactions including, residential, commercial office and retail, factory and warehouse space, and tourism and mining properties.
The company is a full service real estate advisory firm offering the following services: agency, representation, property management, property valuations, interior design and furnishing services, and financial intermediation. Mongolian Properties is the largest real estate agency in the country with two offices in the city and 32 employees.
Description of Employment
Our Real Estate agency negotiators deal with the sale and purchase of houses, flats and land. Many will also manage rented property on behalf of clients. In addition to residential rentals and sales our agents take care of commercial property and deal with a wide range of business properties, including offices, shops, leisure facilities and hotels and even businesses.
The growth of buy-to-let has increased demand for estate agents that offer a residential letting service. Increased interest in overseas relocation or second-home purchase overseas is also a growth area of activity.
Your tasks as a Mongolian Properties Real Estate Agent will include:
- Looking at and collecting information about a property, and arranging for photographs to be taken;
- Visiting and talking to the vendors about their property and its special features;
- Estimating the value of the property;
- Marketing and promoting properties for sale;
- Representing the vendors in negotiation with prospective buyers;
- Monitoring sales as they proceed;
- Advising clients and helping purchasers to decide what they want to buy;
- Making sure that a price is agreed that is acceptable to both purchaser and vendor;
- Arranging conveyancing;
- Managing properties and collecting or organising rent payments if required;
- Keeping up to date with trends in the local residential property market, as well as the commercial market.
Conditions of Employment
Housing:
Will be provided in Mongolia in a shared apartment with other employees.
Transport:
Position will provide vehicle for transportation and private driver whilst in Mongolia and when required. 1 flight a year will be paid for to return to Europe.
Food and Entertainment:
The applicant will be given food discounts at selected restaurants of the APIP group while in Mongolia. Entertainment expenses can be provided at selected locations while in Mongolia.
Bonus Scheme:
Position entitles candidate to be eligible for the company bonus scheme after six months of employment.
Health Insurance:
Candidate eligible for subsidized health care after 6 months of employment.
Salary:
To be discussed with management.
Trial Period:
Three months during which only salary included.
